Before you decide buy or rent in
Israel, have the building inspected by an independent
qualified professional (not appraisers
but engineering inspectors).
Many problems have been found in the construction field in Israel so don't be fooled into believing that all is well because the owner or real-estate agent dose not mention any problems (there is no full disclosure law in Israel).
A increasing concept in the Israel home properties development field, the idea of inspection before buying is gaining strength in the Israeli residential properties market in cities like Caesaria, Saviyon, Tel-Aviv, Efrat, Jerusalem and other locations where homes and apartments costing more than the average are now being sold.
Many do not fully appreciate the need for both new and pre-owned home reviews and suffer legal, economic and emotional distress due to inexperience or deliberate deception by both contractors and homeowners.
Review / Inspection services (not appraisers) are used in the US and other western countries to qualify homes for the potential buyer before negations for the structure begin. In Israel the inspection process has been completely left to the quality control person hired by the builder during initial construction phase, this inherent conflict of interest has show itself time and again and needs to be addressed.
Q: Would you buy a used car without taking it for a review by a qualified mechanic?
Q: Would an insurance company insure you without a physical before hand?
A: No. So why would you buy a new or used home without sending a qualified inspector before hand?
