Invest in Property in Israel

In these turbulent financial times, very few investors are looking to take big risks.
The economy in Israel seems to holding relatively strong, and this is clearly because of 2 things….
1. Credit cards in Israel are linked to a persons bank account, it is more similar to a debit card than a credit card, so the banks have more control over a persons spending.
2. Banks in Israel will only give up to 60-70% mortgage when buying a house, and the banks here are much more careful about who they lend to than other places around the world have been in the past.
Of course what is happening in the markets has effected the markets and investors in Israel, and many companies in Israel whose Head Quarters are overseas have seen and will continue to see lay-offs. Therefore what is happening in Israel is more a reflection of what is going on overseas rather than being directly caused by the economy in Israel itself. In a nutshell this is why property prices in Israel are holding strong and should continue to do so.
From a purchasing point of view, many developers and investors that are looking to sell are doing so because of other investments that have lost money in the markets and other places, and there are some sellers who are willing to come down on price for a ‘quick sale’, which obviously means that now is a great time to buy.
In light of this, I have decided to focus on several property deals (and I have access to many).
Rather than tying myself down to specific property deals and then putting together the investment group I have decided to work the other way around……
If you would be interested in investing $200,000 upwards, and be a part of a group of 5 to 10 investors then please send an e-mail to is***********@***il.com with a contact telephone number. I will be in touch with you in the next week or so to find out what might interest you, and based on the response that I get I will find the right kind of property, and build the ‘package’ accordingly. Obviously you will not be obligating yourself to anything, but it will give me an idea of what interests people most and what I should look for.
I look forward to hearing from those of you that have a serious interest.
Best regards,
Yaakov Sandler

Invest in a Carbon Credit Company

One of the most exciting areas to invest in today is CleanTech.

Billions of dollars have been poured into this sector in the past few years and some incredible technologies have been created and made more cost-effective  to not only make profitable businesses but of course to improve the environment and reduce the amount of greenhouse gas pollution that we are pumping out every year. With many new developments in an array of many different areas, many service providers have also come into existence in this arena.

One area that is expanding rapidly is the Carbon Credit Market, based on the Kyoto Agreement, ratified by over 170 countries. Laws are coming into place that require any business that emits greenhouse gases (whether it is a factory, a fleet of vehicles etc.) to reduce the amount of pollution. Each company is given a set quota of such pollution that they are allowed to emit and the company is fined if they exceed that quota. If they produce less, then they receive credits and can sell or trade those credits on actual exchanges or directly with other companies.

Several service providing companies have popped up that are helping companies to reduce their pollution and to help them set up the infrastructure that is needed to be able to benefit from the Carbon Credit Market.

A U.S. based company that also has offices in Israel is providing the above service, but on top of that they are accessing companies that claim to have technologies and products that help reduce emissions, and then they are helping users to find the best approach to solve their particular emissions problem.

This is a well needed service provider, since companies often 1) are not always able to do the necessary research before making a commitment,  2) do not have the resources to be aware of or access what other technologies are out there that might be better and more cost effective for them, 3) lack the professional experience needed to properly certify and validate their solution to ensure eligibility for credits.

This company, which was established within this last year, has set themselves goals for the coming months which will turn this company into one of the major players in the field in this new and growing market.

The company is currently looking to raise $750,000. Participation units are structured to accommodate both the small and large investor, minimum investment is $25,000.

Who would have thought there is money to be made in Bubble Wrap !

Bubble wrap is something that we are all familiar with. Are you are aware that in the U.S. in 2006 bubble wrap had a market of $0.8 billion !

A big part of the cost of bubble wrap is in transporting the stuff from the factory where it is manufactured to the factory that is going to use it for packing – although it doesn’t weigh too much, it is very bulky.  Lets face it bubble wrap is 99% air !
This innovative Israeli company has developed a patented device (about the size of a printer) and the plastic sheets to be used with the device, that will allow the purchaser to buy his bubble wrap air free, so that the delivery costs are minimal and he will ‘blow up’ his bubble wrap on-site as and when it is needed, saving the cost of transporting all that  ‘air’ and taking up less storage space.
The company is already making sales in Israel and the U.S. and they are looking for investors in order to do a significant marketing campaign in the U.S. to establish a strong presence on the ground.  Participation units are structured to accomodate both the small and large investor.
This is a small company that could potentially make revenues of over $10 million per year.

Property Investment with Low Risk and High Returns Potential.

A well established, Israel based property development company has been investing in land and property in Bucharest, Romania for the past four years with a solid track record. The company is currently involved in a project buying land that is on the outskirts of the city.
The company is in process of receiving approval for residential zoning on the land which is currently near the end of the process and should take another 2 to 3 months.
Once rezoned the land will be sold to private individuals in the local area that wish to build their dream home on the outskirts of this developing city.
There is high demand for such land and the company expects investors to see very high returns within the next 1-2 years.
Minimum investment is 50,000 Euros (approximately $75,000).

An Unusual Investment Opportunity

A very unusual investment opportunity came across my desk in the last few days.
A friend of my partner, who is a well known Lawyer and venture capitalist here in Jerusalem, recently took over a company that he has been invested in for the last ten years.
The company developed a financial indicator that has been making over 30% per year on the stock market and has a ten year track record.
The indicator has been quoted by Forbes as "Amazingly successful’.
They are going to use the financial indicator to create an exclusive hedge fund.
They have already raised $500,000 in the last few weeks, and there is another $500,000 left to be raised.
Minimum entry level is $25,000.
Investment money at this stage is not to invest into the fund, but in order to get the fund management company up and running.

A simple idea with the technology behind it.

An early stage Israeli start-up company has patented technology that prevents you from losing your wallet, your keys etc.
When those valuable objects are out of ‘range’ from you, you will get a call on your cell phone. The technology also enables a lost laptop or disk-on-key to be automatically encrypted.
The company has raised most of what they need, and are currently looking for 1 or 2 investors to invest an additional $50,000 to $100,000.
